Beautiful, independent villa with private swimming pool and tennis court located along the Tuscan coast, just 4 km from the sea. The house is furnished in a comfortable style and outdoors it offers large, well-maintained and well-equipped spaces for relaxing outside.
The villa’s location allows visitors to easily reach the towns and cities along the coast and inland. A gardener takes care of the grounds every day, and 2-3 times a week at about 7 pm the pool is cleaned manually for about one hour (the owner will arrange these cleaning times with the guests).
Access to the property is via an unpaved but well-maintained road.
Distances: Rosignano Marittimo with all kinds of shops 2 km away, seaside (fully equipped beaches and free beaches) 4 km, Livorno 30 km away, Pisa (airport) 41 km, Lucca 82 km, Viareggio and Versilia 85 km away.
At guests’ disposal: large, entirely fenced-in garden with irregularly shaped swimming pool reserved exclusively for the property guests (9 meter diameter – maximum depth 2 m – open from 01/05 to 30/10) with large solarium and outdoor shower (hot water), dressing room with bathroom and shower, artificial turf tennis court (fee: € 100,- / week) reserved exclusively for the guests, ping-pong, basketball net, 4 bicycles (free of charge).
In the garden just a few meters from the house is a kitchen in a characteristic gazebo (available only from April to October and furnished with oven, burners, refrigerator, freezer, microwave, dishwasher, American coffee maker, toaster) for dining and relaxing outside.
Barbecue and woodburning oven. The top floor of the villa is equipped with air conditioning. Laundry room is in an outside area, with 2 washing machines, iron and ironing board. Parking within the grounds (access via electric gate).
Extra services to be paid on the spot: Baby bed available free of charge. 2 extra beds are available for € 80,- / week / bed.
Maid service and baby sitter available upon request at the time of booking (cost to be agreed upon). Use of the tennis court € 100,- / week. Parking within the grounds (access via electric gate).
Pets are permitted at an additional charge of € 50,- / week.

Linens are provided, however for stays longer than one week guests are responsible for changing their own sheets and towels.

Arrivals are between 17:00 e le 19:00.
Departures are by 9:00.
